What is a Homeowners Association (HOA)?
An HOA is an organization that manages and governs a community, ensuring that common areas are maintained and community rules are followed, based on the Indentures filed with Lincoln County in 2008.
What are HOA assessments (dues) used for?
Assessments fund maintenance of common areas, landscaping, amenities, insurance, utilities, and community improvements.
How do I pay my assessments?
Payments can be made by check, or Venmo.
- Cash can be dropped off to any of the Trustees.
- Checks can be dropped off, mailed to the Trustees, or mailed to the P.O. Box 52, Moscow Mills, MO 63362.

What happens if I don’t pay my assessments?
Late fees may apply, and unpaid balances will result in a lien filed against your property. You,
as the homeowner, will be responsible for the fees to record the lien, and to release.

Can I make changes to my property (paint, fencing, landscaping, etc.)?
Most exterior changes that are a permanent fixture require prior approval as based on the Indentures. Please submit a request form before starting any work. And keep in mind getting a City Permit, as well.

What are the community rules and regulations?

How do I get involved in the HOA?
Homeowners can attend board meetings, or volunteer for community projects. Notices are posted on the website.

Meetings are held November and are open to all members. Dates, times, and agendas are posted on the website’s Resident Resources page.
Are amenities (parks, etc.) available for private use?
Yes, amenities may be reserved for private events. Please see the Amenities page for reservation procedures and fees.
Who enforces the community rules?
The HOA board enforces the rules to maintain property values and ensure fairness.
